Trilogie CRE provided a lease exit and dilapidations strategy on the 100,000 sq.ft warehouse in Milton Keynes.
Trilogie provided a comprehensive review of all leases and licences to alter was undertaken by Trilogie CRE and strategic advice was provided.
A specification of works was prepared and contractor’s competitive tender prices were obtained, based on the phased procurement of the works.
Unable to agree a monetary settlement with the Landlord, a contract was placed and the works were procured under a JCT Form of Contract.
Detailed discussions with the operational team were undertaken to ensure that the works proposed did not impact on the operation of the warehouse.
The works were completed satisfying the majority of the dilapidations obligations. At lease end the Landlord submitted a further claim which we negotiated on both scope and quantum achieving a residual cash settlement.
Overall, we achieved a saving of just over 65% on the total costs of the Landlord’s original claim.
